We have developed the reputation of strategically assisting investors turn under-producing properties into profit generators. The PPM partners are also investors/landlords; therefore, PPM’s primary focus is our client’s bottom line profit.
Highlights of our Tenant Management and Leasing services:
PPM screens new tenants based on an 8-point checklist: previous rental history, possible evictions, credit, criminal record, non-sex offender verification, national terrorism list, reference check and income verification.
PPM has a strict rent payment policy. If someone starts getting into a challenge, we attempt to work with them to get back on track. We post 3-day notices, call the tenant to make payment arrangements and proceed with eviction (with client approval) only when necessary.
Tenants can report repair requests 24 hours a day to a live operator. These requests are logged into our system and our Repair Coordinator dispatches to the maintenance team.
In the case of an emergency one of our team is on call 24/7.
Management Fees is 10% of gross rents collected.
Management fees are not charged when the unit is vacant.
PPM uses the Appfolio® online management system, which provides both a tenant and owner access portal. Each month we send an invoice for the rent and the tenants can pay online or send payment to our office.
The owner’s Appfolio® access portal allows our clients to track payments, repair requests and print various reports.
PPM provides owners with monthly and annual financial reports and updates.
Most repair requests can be handled by our in-house maintenance team, which assist in keeping costs low. We do not do repairs over $150 without the client’s approval.
Preservation Inspections – PPM conducts move-in inspections, 6 month inspections and 11 month inspections prior to the lease renewal. Our focus is property preservation and long-term tenant retention.
